Bridging the Backyard Storage Gap

s the general counsel for NSRA, I’ve spent a lot of time telling companies, and anyone else who will listen, that rent-to-own is not a bad word. Rent-to-own isn’t just about selling sheds; it’s about providing flexibility, affordability, and empowerment to customers who might otherwise go without. And when we recognize the benefits of the transaction, we can help shape the story that our industry tells.


Rent-to-own storage provides homeowners and renters who may be facing a financial pinch an immediate storage option without the need for a large cash payment. Whether it’s a family needing extra space for hobbies or toys or someone in transition between homes, RTO makes high-quality backyard storage buildings attainable. Yet, despite these obvious benefits, misconceptions persist that paint RTO as a “bad word.”


First of all, a rent-to-own shed agreement is a “true lease” agreement with an added benefit of a path to ownership. As you know, customers make monthly payments—often starting with just the first month’s rent as an initial outlay—toward a portable storage building, garage, or cabin. Unlike traditional purchases that demand thousands upfront or financing that requires a high credit score for the best rates, RTO typically involves no credit check, making it ideal for those with varying financial backgrounds. After a set term (usually 36 to 60 months), the customer owns the shed outright.


What sets RTO apart is its built-in flexibility. Customers can terminate the agreement at any time without penalty or long-term obligation. If life changes—a job relocation, financial shift, or simply outgrowing the need—the shed can be returned, and the customer walks away debt-free. Even after returning the property, the customer has the right to reinstate the agreement without losing any rights or options they may have previously acquired. In some states, this right to reinstate extends for up to 180 days. In other words, a customer who properly reinstates an agreement returns to where they were on the path to ownership, without having to start the lease over. This contrasts sharply with loans or cash purchases, where buyers might be stuck with an asset they no longer want or can afford. In essence, RTO turns a potential burden into an adaptable solution.


One of the primary advantages of RTO is breaking down the affordability barrier. Some sheds can cost $10,000 or more, a sum that’s out of reach for many households saving for other priorities like home repairs, education, or emergencies. This opens the door to customers who would otherwise rent off-site storage units or just settle for cluttering their garages.


Consider the underserved segments we reach: young families starting out or retirees downsizing but requiring space for seasonal items. For those who only need the shed short-term, RTO provides convenient possession without commitment.


Moreover, owning a shed through RTO enhances property value in ways an off-site storage unit never could. In an industry where demand for sheds is steadily growing due to expanding residential and commercial needs, RTO taps into a customer base that’s already there but underserved by traditional sales models.


Critics of RTO point to the higher overall cost compared to cash purchases. But this simplistic argument overlooks the value of flexibility, convenience, and accessibility. For customers unable to pay upfront, the alternative isn’t a cheaper shed—it’s no shed at all, or ongoing storage unit fees that add up without providing the customer an option for ownership.


As general counsel, I emphasize that well-drafted RTO contracts protect both parties. Our association promotes best practices: attorney-reviewed agreements, clear disclosures, and no high-pressure sales. By educating customers on these safeguards, we can debunk the notion that RTO is exploitative. While it is not for everyone, it is a tool of financial inclusion for various families.
